Sewage coming up the floor drain

Treat it as grossly contaminated water and keep people out of it: the EPA says sewage damage needs a professional experienced with it.1 Most standard Utah homeowners policies do not cover backed-up drains or sewers unless you bought an endorsement.2

Why it is different

Clean, gray, black

The IICRC S500 standard sorts water into three categories, and the category sets protective equipment and procedures.3

  1. Category 1Clean source

From a clean, sanitary source with no significant health risk.3

A split supply line. Still on the 24 to 48 hour drying clock.1

  2. Category 2Significantly contaminated

Contamination that can cause discomfort or illness.3

Storm water through a window well is not tap water; a professional should assess it on site.4

  3. Category 3Grossly contaminated

Can contain harmful pathogens or toxins; often called black water.3

A sewer backup is the clear case.1

A professional decides the category from conditions actually observed at the site.4

Who to call first

Salt Lake City's Public Utilities department can make an initial assessment of water, sewer or storm-drain problems. The city says private contractors may be needed for interior electrical, gas, and water or sewer issues.5

Insurance

CauseMost standard Utah policies
Backed-up drain or sewerNot covered, unless you added an endorsement2
Burst pipeTypically covered6
FloodNot covered; separate flood policy2

Triple-I says you can add a sewer backup rider to a homeowners policy.6 If you disagree with your insurer about a claim, the Utah Insurance Department takes consumer calls; it cannot force a settlement but can often resolve problems through its investigation.2

While you wait

  • Keep children and pets out of the area.
  • Do not run the furnace if it may be contaminated until it has been checked.1,7
  • Throw away food that touched the water.7
  • Itemize and photograph before anything goes to the curb.5
